-I am veteran real estate broker, with a high skill and education level to serve you better than an agent with less experience and training

For Sellers:

1. Place on MLS, put up yard sign and riders, do open houses, take high quality still and virtual tour photos for flyers and websites, do neighborhood networking with Just Listed postcards. Ensure neighborhood comparables are available for open house visitors.

2. Place your listing on up to 25 websites so the 85% of buyers can find it wherever they search on the web.

3. Set up your own dedicated website for your home's address, including photos, virtual tour, and home info, give you business cards to hand out to anyone you meet, so they can access your home's website. Add sign rider with the web address.

4. Provide you with a neighborhood information binder for visitors to the home to view when they visit the home.

5. Provide high quality full color flyers and information sheets to be placed in your home, and in information tubes on the yard sign.

6. Advertise your listing at numerous realtor breakfasts/luncheons/tours, and hand out flyers at all of those venues.

7. Arrange realtor tours of your listing so area realtors can give comments on the listing, and offer opinions on condition, projected selling price, and bring their clients to see the home.

8. Set up a Lister's Home Warranty for the duration of the listing, so that if anything goes wrong with any of the systems or appliances in the house during the listing period, you will be covered.

9.Visit all neighborhood listings and open houses to judge competition, keep in touch with all previous open house visitors and encourage them to re-visit or make an offer.

10. Place your listing in Maxielines, my monthly newsletter to 250 past, present clients and contacts.

11.Market your listing to other real estate affiliates, and active realtors in the area.

12. List your home with photos and virtual tour on my websites www.marymaxie.com , Point2NLS and my company website www.desertdwellersrealty.com

13. Arrange for a pre-listing inspection, appraisal and assist you in deciding which if any necessary repairs and upgrades are done prior to listing.

14. Keep in touch with all realtors who have previewed or showed the house, to let them know of any changes in price, conditions etc.

15.Be an expert in all phases of the transaction, especially negotiation on your behalf

16, Ensure that anyone interested in purchasing your house is fully qualified and has no credit issues that could affect the sale process.

17. Offer information/advice as a knowedgeable, yet unbiased real estate consultant.

18. Specialize in areas adding value to your real estate decision making process.
